www.mapwares.com -- AbuttersTool was designed as an automated way to generate a mailing list of property owners within a certain distance of an existing property, however it may be used as a general buffering and exporting tool for a variety of purposes. Many towns require their Assessor, Conservation Department, Planning Department, and others to notify neighboring property owners of construction or changes to a property. Rather than using a paper map, ruler and string, and then typing in the addresses, AbuttersTool automates this process, reducing it to just a few clicks of the mouse. For example: To generate a mailing list of abutting property owners, AbuttersTool requires a Parcel layer to be loaded into ArcMap. This layer should contain at least the following fields: Owner_Name Street_Address City_State_Zip Once the tool is configured and buffering distance has been entered, the tool zooms to the parcel in question, then selects those parcels that lie within the buffer zone. Another click of the mouse generates a mailing list ready for printing on one of four standard sizes of label paper. When configuring AbuttersTool, a field can be chosen that the tool will use to look for adjacent parcels owned by the same person or organization. For example, if Owner_Name is chosen and you select a parcel owned by Mr. and Mrs. Smith, AbuttersTool will look for adjacent parcels containing “Mr. and Mrs. Smith” in their Owner_Name field. If it finds such a parcel or parcels it will continue to look for more parcels owned by Mr. and Mrs. Smith until it doesn’t find any more. Then, these parcels will be combined into one virtual parcel and this virtual parcel will be buffered. (This feature is required by some town regulations for creating abutters lists.)
